A. Marvin Appraisals, LLC provides honest and ethical appraisals for Jefferson County

For honest and ethical appraisals, rely on A. Marvin Appraisals, LLC

We consider our business as a profession. Requirements to become a licensed appraiser have increased more than ever before. So it goes without question these days that real estate appraisal can unquestionably be called a profession rather than a trade. As with any profession we are bound by an ethical code.

We have many obligations as appraisers, but our primary duty is to our clients. Typically, for a standard residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has contracted in order to maintain independence. Thereon, appraisers are typically limited to only disclosing their findings to their clients, so as a homeowner, if you would like a copy of an appraisal report, you normally have to request it via your lender instead of the appraiser.

Other obligations include numerical accuracy depending on the scope of the assignment, reaching and maintaining an adequate level of competency and education, and naturally, the appraiser must bear a professional demeanor. Maintaining high ethics is what we do every day at A. Marvin Appraisals, LLC.

In some cases appraisers will have fiduciary responsibilities to third parties, such as homeowners, sellers and buyers, or others. Typically the third parties are explicitly defined in the appraisal report. An appraiser's fiduciary duty is restricted to those parties who the appraiser knows, based on the scope of work or other written parameters of the job.

A. Marvin Appraisals, LLC has an established track record for producing appraisals with the highest of ethics. Contact us today to learn more.

There are also ethical standards that have nothing to do with clients and others. For example, appraisers must keep their work files for at least five years - at A. Marvin Appraisals, LLC you can rest assured that we adhere to that rule.

We only perform to the highest ethical standards possible. Doing assignments based on contingency fees is not something we can consider. That means we can't agree to do an appraisal report and collect payment on the contingency of the loan closing. There's an obvious conflict of interest if an appraiser can report a larger value with the reward of getting paid more money!

Finally, the Uniform Standards of Professional Appraisal Practice clearly describes a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can be at ease knowing we are going above and beyond to objectively determine the home or property value.

With A. Marvin Appraisals, LLC, you won't have any doubts that you're getting 100 percent ethical, honest service.
